Key risks
Investing in private real estate offerings is speculative and involves a high degree of risk. It is suitable only for investors who can afford to lose their entire investment and who do not need access to the money they invest. The risks include, among others:
- Loss of principal
- You could lose some or all of the money you invest. Returns are not guaranteed, and the value of an investment can fall.
- Illiquidity
- Interests in private offerings are not listed on any exchange, there is no public market for them, and they are subject to legal and contractual restrictions on transfer. Expect to hold an investment for its full holding period, which may last many years and may be longer than planned.
- Leverage
- Properties may be financed partly with debt. Borrowing magnifies losses as well as gains, and higher interest rates, difficulty refinancing or a breach of loan terms could reduce returns or lead to the loss of a property.
